Prevent Roofing Problems Before They Happen with our Roof Maintenance Program

 

THERE IS NO SUCH THING AS A MAINTENANCE-FREE ROOF SYSTEM:

 All types of roofs require a certain level of attention. From the moment of installation, the roofing system undergoes continuous deterioration. 

 

Extreme temperature changes as well as snow, ice, hail and wind prevail upon the roofing surface.  In short, the elements are the biggest deterrents to the roof system over its service life. 

 

Traffic on the roof and the installation of mechanical and other equipment can also cause physical damage that contributes significantly to roofing failures.

 

Roofs are exposed to the elements 24 hours a day, every day of the year. 

 

In the summer the roof surface temperature can exceed 200* F. 

 

In the winter, the roof surface can be exposed to continual snow and ice for weeks at a time. 

 

In addition, the spring and fall winds exert more force at the roof level than at any other exterior building component.

 

The most important reason to implement a roof maintenance program is to extend the service life of the existing roof system and provide cost savings to the owner.

 

  

STEPS WE WILL TAKE TO PROTECT YOUR ROOF SYSTEM:

We will inspect and evaluate your roof condition and make recommendations for any immediate repair work, which may be necessary to bring it to a maintainable condition.  Once these initial repairs are completed, the Roof Maintenance Program begins.

 

For a set annual fee, we will take the necessary steps for maintaining your roof in a watertight, functional condition. With semi-annual inspections and repairs as needed, your investment is protected and the life span of the roof is increased.  Reports, including photographs, are provided to keep you informed of conditions which may affect the roof.  If leaks should occur Roof Maintenance Program participants will receive priority scheduling for immediate response.

 

A minimal price for peace of mind: The average cost of the Roof Maintenance Program is $0.05 to $0.25 cents per square foot, depending on the roof’s condition and the quantity and nature of roof-mounted equipment and foot traffic.      

 

IN THE FIELD OF THE ROOF, WE WILL INSPECT:

 

*loose or missing fasteners

*loose or displaced sections of metal

*corrosion

*missing or loose joint covers

*sealants showing sign of cracking, weather and/or aging

*pipe boot flanges sealed tightly to the roof

*a tight seal around pipe(s) at the top of pipe boots.

 

EDGE METAL, (installed at the edge of a roofing system to terminate the roof and provide waterproof flashing), WILL BE CHECKED FOR:

 

*loose or missing fasteners

*loose or missing stripped-in flashing

*splits in the stripping at metal flashing  joints

*corroded metal

*missing or displaced metal sections or joint covers

*open joints and sealants displaying sign of cracking, weathering or aging
